Named after the village in which it's crafted, The Barnack is a traditional 14ft shepherd's hut built to stand the test of time, much like the famous limestone that once left these quarries to build England's finest cathedrals.

A curved corrugated roof. Cast iron wheels. Solid hardwood doors and windows with black iron furniture. Fully insulated walls, ceiling and floor. Warm in January, cool in July, comfortable all year round.

The Bainton | 18ft Guest Suite or Luxury Glamping Hut

Named after our neighbouring village, the Bainton is built for living.The extra 4ft transforms what's possible: a king-size bed, a kitchenette, and a full en-suite bathroom with toilet, shower and basin. Electric underfloor heating as standard.

Built at the Old Yard, Barnack

The village of Barnack sits where Cambridgeshire, Lincolnshire, and Rutland meet, in a corner of England that has been making things well for a very long time. The limestone from these fields built Peterborough Cathedral. Our huts are built a few fields from those same quarries.

My name is Adam. I have spent over 14 years in construction, learning how buildings actually work from the inside out. Moisture control. Structural integrity. Thermal performance. Everything a shepherd hut needs to perform for decades, not just look good on delivery day.

The Right Space Changes Everything

Garden Office

A shepherd hut makes a different kind of office. Not a shed with a desk in it, a proper insulated room, heated, wired, and far enough from the house to actually close the door on the rest of the day. The Barnack is built for this: 100mm insulation, electric underfloor heating, and a quality that makes the room worth being in.

Guest Suite & Glamping

The Bainton was designed with guests in mind. King-size bed, full en-suite bathroom with shower, kitchenette, wood-burning stove, and electric underfloor heating. Use it for family. List it on Airbnb or Coolstays.

Well-positioned huts in the East Midlands typically earn £150-£200 per night. At 50% occupancy, that is around £30,000 gross per year. The Bainton qualifies for the reduced 5% VAT rate, a saving of £6,210 over a 20% VAT equivalent at the same ex-VAT price.

Treatment & Therapy Room

More practitioners are choosing to work from a dedicated space in their garden rather than a room in the house. A shepherd hut offers something a spare bedroom rarely does: a proper threshold, somewhere clients arrive at, rather than pass through. The garden sauna has become one of the most used outdoor spaces many households own. The Old Yard Sauna is built on a traditional shepherd hut chassis, Thermowood or cedar-lined, wood-fired or electric, and finished to exactly the same standard as every hut we build. From £27,500 inc VAT.

From First Conversation to First Use

Every hut begins with a conversation, about how you plan to use the space, where it is going, and what matters most. Site access, planning, power supply, orientation, we work through the practical detail before a single piece of timber is cut.

Once the specification is agreed, your hut enters the build schedule. Builds take 6-8 weeks. Current lead time before build begins is 2-3 months, confirmed at enquiry.

Delivery is nationwide by flatbed lorry with a Hiab crane. The hut arrives fully built and is lifted directly into position. No assembly. No snagging. Ready to use on the day it arrives.
