Commercial Shepherd Huts For Businesses, Landowners & Farmers
A hut on your land, earning while you sleep.
If you have a corner of land that does not earn its keep, it might be worth a conversation. Agricultural transition payments are reducing. Diversification into tourism and short-term lets is accelerating. A single Bainton on a productive farm site can generate £22,000-£28,000 net per year.
Handcrafted in Barnack. Delivered across the UK.
Already running a venue? Shepherd Huts work with what you already have.
You already have the guests, the reviews, and the infrastructure. Shepherd huts add units that earn independently, without disrupting what's already working.

A cluster of three to five Barnacks gives couples and their closest guests somewhere to stay on-site. Matched in finish and well-lit, they become part of what makes a venue worth booking rather than a last-minute addition. The Barnack's footprint is compact enough to site within a walled garden or courtyard without dominating the space.
Glamping Operators
An established glamping site with a reputation and a review base books new huts faster than a site starting from scratch. The Bainton is built to the specification that guests review well: year-round insulation, underfloor heating, a proper bathroom, and a kitchen that works. We supply up to 6 commercial huts per year. If you are planning a multi-hut site, early conversations about lead times and staging work better than late ones.
Holiday Let Investors
Shepherd huts command a premium over standard holiday cottages and outperform on occupancy in most rural markets. The one guests talk about in reviews is rarely the main house. Buyers who approach The Bainton as an investment, rather than a lifestyle purchase, typically see their full capital returned within 18-24 months at 50% occupancy.
Retreats & wellness
Guests at retreats want to feel removed. A shepherd hut at the edge of your site does that instinctively, pair it with a sauna and it becomes a destination in itself.
Most ways to earn from land take years to get going.
Planning applications. Capital tied up in bricks. Tenants. The Bainton is different. It arrives in ten weeks and starts earning from the first booking.
The same hut, three ways to own it.
Some people want to run their own listing. Some want income without the work. Some have land but no capital. There's an arrangement that fits each situation.
Option 01
You own it, you run it
You buy the hut, we deliver and site it. You manage the bookings, guests, and cleaning. Every pound of revenue is yours.
This works well for buyers who are already running holiday lets or are comfortable learning the platform. The time commitment is significant in the first season, lighter once the systems are in place.
Option 02
You own it, we run it
You buy the hut. We manage everything else: listings, photography, guest communications, cleaning, and maintenance. You receive regular payment and a quarterly income report.
Management fee: 20% of gross revenue. At 55% occupancy, net income to you is approximately £28,000 per year.
Option 03
You provide the land
No capital needed. We supply and operate the hut on your land at no cost to you. In return, you receive 15% of net income each quarter.
This suits landowners who want a return from their land without any upfront investment or ongoing involvement. The arrangement is straightforward. Nothing to manage. Quarterly income arrives as agreed.
The hut, and everything around it.
The Bainton — 18ft Glamping Suite
The 18ft hut at the centre of the package. King-size bed, en-suite shower, kitchenette, wood-burning stove, and electric underfloor heating. Everything a guest needs for a comfortable stay.
Site Feasibility Assessment
Before you commit to anything, we assess your land remotely and send a written report covering site suitability, likely planning route, and a realistic income estimate and some local comparisons for peace of mind.
Professional Photography Session
Most listings that don't book have one thing in common, poor photographs. Once your hut is sited, a professional photographer shoots the interior and exterior. Everything you need for a listing that books.
12-Month Maintenance Check
A visit at the 12-month mark from the people who built it. We check everything over and make sure it's performing as it should.

Feasibility Report
Send me your postcode and a rough description of the site. I'll come back with a written assessment - access, views, planning position, and a realistic income figure.
Specification & Deposit
We agree the spec: cladding colour, internal fit-out, any bespoke details. A 50% deposit secures your slot in the build schedule and covers materials. The balance is staged - 40% when the structure is watertight, 10% before delivery.
Built by Hand in Barnack
I build every hut myself in the workshop on Bainton Road. Six to eight weeks, start to finish. You get photos along the way, so you can see how it's taking shape.
Delivery & Photography
The hut arrives on a flatbed and goes in by Hiab crane onto its base. A professional photographer follows within a week. Everything you need for a listing that books.
Live & Earning
Your listing goes live on Airbnb (or a listing site of your choice), priced and written to book. If your hut is being managed by us, we handle it from here. If you're running it yourself, we hand over the listing, the pricing guide, and the welcome pack.
You don't need the full amount to get started.
The Bainton qualifies for specialist asset finance, secured against the hut itself, not your property. Most lenders will advance up to 90% of the purchase price.
Typical terms run over 3–5 years at 7–9% interest. At 45% occupancy, the monthly income comfortably covers the repayment and leaves a surplus from the first month.

What people ask, before getting in touch.
A well-positioned shepherd hut in the East Midlands typically earns £28,000–£35,000 gross per year at 55% occupancy and £150–£175 per night. After platform fees and running costs, net income is usually £22,000–£28,000. Location, photography, and listing quality all affect results. Our calculator lets you run your own figures based on your site.
To use commercially for more than 28 days a year, most likely. For multiple huts or commercial glamping operations, a change-of-use application is usually required. We assess this as part of the free site feasibility report, every site is different.
From initial enquiry with us to delivery is typically 4-5 months. 2–3 months in the build queue, then 6–8 weeks to build. Professional photography follows within a week of delivery, and the listing goes live shortly after. Bookings will typically start rolling in shortly after.

Under a land partnership, you provide the land and we supply, operate, and maintain the hut at no cost to you. There's no fixed limit, though planning considerations increase with scale. A single hut on agricultural land is straightforward. Multiple huts for commercial glamping may require a change-of-use application depending on the site. We cover this in the site feasibility report before any commitment is made.
Send us your postcode and a brief description of the site. We'll come back with a written assessment covering access, planning position, likely income based on comparable local listings, and which of the three arrangements makes most sense for your situation. There's no charge and no obligation.
