Most shepherd hut makers quote prices as "inc VAT" without stating which rate has been applied. It's a small detail that makes a significant difference — because depending on how your hut is specified, the VAT rate on your final invoice will either be 20% or 5%. On a build priced at £41,400, that's a difference of £6,210.
When Does the 5% Rate Apply?
HMRC applies a reduced 5% VAT rate to structures that qualify as a dwelling, including mobile structures built on wheeled chassis, provided they contain the facilities required for independent living.
For a shepherd hut to qualify, it needs four things:
- A fixed bed - a permanent sleeping area, such as a built-in king-size frame
- A dedicated washroom - a fully plumbed en-suite bathroom or shower room
- A food preparation area - a kitchenette with a sink and hob
- To exceed 7 metres in length OR 2.5 meters in width
If all four are present, the entire build is taxed at 5%.
The Bainton and The Barnack: Two Different Rates
The Bainton — 5% VAT
Our 18ft model includes a king-size bed, en-suite shower room, and kitchenette and sits at 2.6m wide. It meets HMRC's definition of a dwelling and qualifies for the reduced rate.
Base price: £41,400 ex VAT. Final price at 5%: £43,470.
At the standard 20% rate, the same hut would cost £49,680. The dwelling specification saves the buyer £6,210.
The Barnack — 20% VAT
Our 14ft model is built as a garden office, studio, or creative workspace. Same insulation, oak flooring, and underfloor heating, but no bed or kitchen. As a workspace rather than a dwelling, it attracts the standard rate.
Base price: £24,600 ex VAT. Final price at 20%: £29,520.
Why the Rate Matters When Comparing Quotes
A price quoted as "inc VAT" without a stated rate is difficult to compare accurately. £55,000 inc VAT at 20% means £45,833 ex VAT. The same figure at 5% means £52,381 ex VAT, a difference of over £6,500 on an identical number.
If you're comparing quotes from multiple makers, it's worth asking directly: which rate are you applying, and on what basis?
A Note on Specification
If you're considering adding a bed and kitchenette to what might otherwise be a studio build, the VAT saving can offset a meaningful portion of that additional cost. Worth factoring in early rather than as an afterthought.
